The Talking Brick went to the actual project site on the 22nd of September to enquire and collect information about The Express Park View. The information collected by us is listed below:

1. The project is divided into two-phases and the right date of possession is not featured on the official project website. Many other real estate websites feature 2013 as the actual date of possession. According to the broker, the first phase of the project will be ready for possession in December 2013.(see the exclusive image below)

2. The public transportation services are readily available from Mahamaya Flyover to Pari Chowk from where buses, autos and gramin seva are available till the underpass. From here the site is merely 500meters away.

3. The basic sale price for the apartments in phase-1 (completed) is Rs.3500/sq ft + additional charges while booking is open for apartments in phase-2.

Connectivity

The bus takes you along the journey while you peacefully reach the site!

The project site is located at the start of Yamuna Expressway and it is accessible from DND Flyover, Mahamaya Flyover and Pari Chowk.

The public transportation system is available from Mahamaya Flyover to Pari Chowk from where one can take auto/gramin seva and buses till the underpass from where the site is 500meters away.

Appreciation

With growing development, prices are not far behind!

As per the broker, earlier the prices were Rs.2200/sq ft but in due time, the property has appreciated and the prices have gone up to Rs.3300/sq ft. The project makes a good investment option as the prices are expected to rise soon however the surrounding area will take at least 4-5years for a complete round of development as per the broker.

Presently no amenities or nearby services like school, college or hospital is there in the surroundings of this project site.  One has to go down to Pari Chowk, Greater Noida, and Noida sector-18 even to visit important amenities like banks or ATMs leave alone malls or other commercial establishments.
