The Talking Brick went to the actual project site on the 24th of September to enquire and collect information about the Casa Grande. The information collected by us is listed below:

  1. As per the info available on some real estate website, the project is 10mins away from the DND Flyover. Incidentally, the distance is 28kms as it was found at the time of the visit to the project site. The question is how is it possible to cover 28kms distance in just a span of 10mins?
  2. The official project website is not available on the official website while other real estate websites feature 2015 as the year when the project will be ready for possession. Ironically, according to the broker, they will give the phase-1 possession the next 1year (see the exclusive image below).
  3. The project is divided into 2-phases with 40% of the property already sold. As per Mr. Madan, it is a good investment
  4. option in a long run since it’ll at least take 4-5years for the development to take place on Yamuna Expressway.

 Connectivity

The project site is located on the crossing of Yamuna Expressway. Public transportation is not a problem here as the state run buses, Gramin seva and auto are available from Mahamaya Flyover and Noida sector-18 metro station.

The construction for phase-1 of the project is complete and presently wooden fitting of doors and windows are going on. The project is expected for timely delivery as the work is progressing with great speed. However no work is presently going on the 5acres of land at backside of the project site.

Appreciation

The project faces competition from Proview, The Express Park View, Dhruva Greens, and Amrapali Castle among others.

As per Mr. Madan Chopra, the project is a worthy investment option as huge spell of widespread development in terms of infrastructure is going to take place in the surroundings in the near future.

In the early April, the basic sale price was Rs.2400/sq ft for phase-1 of the project that has now appreciated to Rs.3000/sq ft. On the other hand, the 2 towers in phase-2 of the project with 200 flats are open for sale at the BSP of Rs.3500/sq ft.

According to the brokers too, the project is good to invest in for long run, as it will take at least 4-5 years for complete round of development in the area.

The phase 1 possession is expected in the next 1year @Rs.2900/sq ft- on sale.

Apartment Size

The project is semi-furnished that brings for offer modular kitchen with granite top on slab and wooden flooring in the bedroom but no geyser, AC, and chimney.

Overall, the structures are complete as the wooden fittings in the apartments is going on at present.
