The Talking Brick went to the actual project site on the 17th of August to enquire and collect information about the KLASSIC HEIGHTS. The information collected by us is listed below:
- This site is located 500meter interior to the Expressway and the state of public transportation system is highly unsatisfactory. The lack of means of transports like bus reinstate that one just cannot rely on public transportation system here.
- While according to many real estate websites, the date of possession is shown to be 2014 onwards. But as per the on-site people, the project will be complete in the next 2-3 years. Interestingly, according to the site in-charge, the date of possession is April 2014. With no date of possession available on the official website, nothing is clear as huge discrepancy can be seen.
- While as per the on-site workers, there will be 18 floors. According to a broker, it will have 23-24 floors in total.
- The basic sale price on official website is Rs.4500/sq ft with effect from 2nd April 2011. On the other hand, according to the site in-charge, the BSP is Rs.5500/sq ft.
- According to the on-site people, 12-14 towers are complete. Contrarily, according to the in-charge, only 4-5 towers are on the verge of completion.
- As per the in-charge, there will be 18 towers. On the other hand, according to the on-site people and broker, there will be 28 towers.

Reaching the JAYPEE KLASSIC site that is situated on a 30 meter road is a very difficult task due to the weak system of public transport that is only available till Expressway. Since, this project is located 500 meters interior of the Expressway, owning a vehicle is an only option as per the natives who were present at the project site at the time of the visit.

According to the guard who knows very little about the project, there is no interruption in the construction process for the last three months. As per two individuals named Vijendra and Vikas wearing site in-charge caps are overlooking the construction work, no interruption in construction is reported from the project site in the past three months. Surprisingly, these people were wearing a cap that generally a site in-charge wears.
According to the on-site workers, the number of towers in this project is 28 with 18 floors each and the total area is 30 acres. According to them, 12–14 towers are ready after completion and everything is already sold out. The whole project will take 2-3years for completion as per the on-site people review.

According to site in-charge, every yard of land has been booked from way back in the year 2009, the area is 28 acres and it will have 18 towers comprising of G+ 16, 17 and 18 floors.
According to the in-charge, the construction process is running smoothly and steadily even in the monsoon season as the work starts immediately after the rain stops. As per the in-charge, 4-5 towers are also on the point of completion with only finishing touches needs to given. Further, according to him, this project has a common basement and parking.
Appreciation
Invest wisely only after understanding your budget options well
According to the in-charge, the current prices are Rs.5000/sq ft however they were not sure about the right figure. According to the broker, this site has received only Rs.300/sq ft appreciation in the last 1-2 years.
Expected Possession

Presently, six towers are complete with only finishing touches left to be given and the buyers can expect to possess them in April next year as per the two in-charge. On the other hand, with regards to the completion of the project and possession of the project, there are still 2 more years to wait for as per the in-charge.
The point of view of a broker

Interestingly, according to one of the brokers named Ishar, this residential project will feature 28 towers with 23-24 floors. While each apartment is sold out with an option of re-selling available at Rs.4200/sq ft as per him. However, according to Ishar, it is only possible to settle down here after the period of 10 years. The reason for this according to Ishar is that the proposed 1200 acres JAYPEE Township will take a lot many years before completion. As per him, investment in this project is not a wise choice since it has only received Rs.300/sq ft. appreciation in the past 1-2 years.
As per Ishar, there will be 5-6 towers here that will feature a duplex construction on the top floor in which a staircase will open into a terrace after making a way from a room with double floor.
Incidentally, this project is three years delayed with respect to its anticipated timeline due to a few of JAYPEE’S others projects in the pipeline especially the project on the Yamuna Expressway according to Ishar. Additionally, one more reason that caused the delay in this project is the recent car race that that was also the part of the JAYPEE Group as per Ishar.
It’s all 100% sold with only the option of re-selling of apartments available according to Ishar. According to him, a commercial complex with shopping mall, movie theatre and huge commercial space cum corporate offices to be built by JAYPEE group is also coming up in the near future.
With the presence of countless amenities and corporate offices in the adjoining areas, the 2 BHK is 1000 sq ft while the largest one is 2200 sq ft according to Ishar.

The kind of amenities available in the surrounding area according to the in-charge, the nearby school, colleges, hospitals and shopping malls are 2-3 km distance away.
There is also a shopping complex coming up behind the ANSAL API as per the broker.
