The Talking Brick went to the actual project site on the 4th of September to enquire and collect information about the Palm Hills. The information collected by us is listed below:

1.The project is located on a prime location with NH-8 toll plaza just 500meteres away. To reach the site, it might be possible to walk the distance but at the same time, the public transportation services like bus and auto are lacking here. And the service lane adjacent to this project site is full of rainwater that makes it difficult for people to reach this project site on foot.  

2. The construction work on the site is put on a stop due to unknown reasons. At the time of launch, the project was expected to be complete in the current year i.e. 2012. This may delay the possession date too.

3. With no actual date of possession available on official project website, the views of on-site people and that of brokers match to a great extent. According to them, the project is delayed and will only be ready for possession after the span of 2-3years.

4.According to the broker, the location of the project is not that good as compared to other project that span in the distance of 5kms. Palm Hills, according to the broker is surrounded with the industry belt and with Tilda Rice Land located next to the project site makes the surroundings unwelcoming.

5. Although the chances of appreciation at the relatively high level looks good as soon as the project will be complete according to the broker. As per one of the brokers’ the property may appreciate to Rs.8000/sq ft. But then, the presence of other real estate projects especially those surrounded by green belt may hamper the rise in the value.

6. The basic sale price as per various real estate websites is Rs.6000/sq ft. According to the broker who was present at the site during the time of visit, the BSP for a 2BHK apartment is Rs.4700/sq ft-Rs.4800/sq ft.

Connectivity

You may walk the distance but complain not if the service lane is all water

The project site is located on the Delhi-Gurgaon Highway and is just ½ km away from 42KMP toll plaza Kherki Daula. The project site will touch Delhi Mumbai industrial Corridor (DMIC) in the near future from NH-8 as per the broker.

The public transportation facility like bus is available only till toll plaza from where the site is ½ km walking distance away.

At present, no construction work is going on according to the guard who was present at the project site. Plasterwork on floor is not finished yet and for the last three month, work is progressing on a very slow speed as per the guard. The entry of outsiders other than workers is also restricted on the site according to the guard.

According to the guard, 2BHK/3BHK sample flats are also there on the site. After the observation, it can be said that the potential buyers of 2BHK might face space issue especially in Kitchen area.

According to the on-site people at MGF office, each unit is 100% sold-out and thus they don’t deal in this for there are channel partners (brokers) who assist in re-selling.

Appreciation

The price is gonna rise soon  so make your best move at the right time

As per the people present on the site, the project is 100% sold out and is only available for re-selling.

Launched in the year 2009, the re-selling price for 2BHK apartment is Rs.4700/sq ft-Rs.4800/sq ft as per the broker.

Presently the current basic sale price is Rs.6000/sq ft as seen on various real estate websites.

According to the broker, the project will receive huge appreciation and the prices may go up to Rs.8000/sq ft after completion. However, there can be a little unwillingness on the part of the buyers as numerous other projects are also coming up in the close proximity to Palm Hills as per the broker.

Expected Possession

Forget the dream you once had and think about how to practice more patience

At the time of its launch in the year 2009, Palm Hills was expected to be complete in the current year i.e.2012 according to the on-site people. This is the same date that is there on many of the real estate websites right now.

But now since the construction work is not progressing, the project will be ready for possession after about 2-2 ½ years according to the on-site people.

On the other hand, as per the broker, the possession will only be possible after about 2-3years.

Apartment Size

2BHK or 3BHk – the choice is always gonna be yours

As per the on-site people, the project will feature two apartments on each floor.

Spread over 27 acres of land, the size of 2BHK apartment is 1450sq ft. While the 3BHK apartment size ranges from 1800sq ft-1900sq ft.

Channelize your priorities right after taking a clue from the BROKER

The major projects of DLF, TATA, Unitech are coming up in the span of 5km distance from the Palm Hills project site according to the broker. This is a big disadvantage for Palm Hills because these projects are surrounded by green belt unlike the Palm hills, which has an industry belt.

Moreover, these projects are cheaper than the Palm Hills as per the broker.

The Tilda Rice Land Pvt. Ltd. is located just next to the Palm Hills project site. As a result, the smell of raw rice in the air and the noise of machines make the ambience unwelcoming and disturbing.

There is also a Toyota sales office next to the site entrance while Givo office is ½ km away from the site.

Narshingpur village, Shikohpur village, Begumpur village, and Kherki Daula village lies in close proximity to this project site where people of low-middle class live according to the broker. According to the broker, this is also the disadvantage of the project location.
