The Talking Brick went to the actual project site on the 14th of September to enquire and collect information about the Sunworld Vanalika. The information collected by us is listed below:

1.The lacking public transportation services after DND Flyover, which is 12km from the site may be of some concern for the potential buyers. Thus, an own car or hired taxi/auto will be the only

2. Looking at the speedy construction process, it seems as if the project will be delivered on time i.e. December 2013 as per the broker as well as the manager associated with the Developer.

3. The timely date of possession will make “Sunworld Vanalika” the first project in the league of project completed in time. The construction work is going on day and night as per the broker.

4. If not delivered timely, the penalty of 12.5% @booking amount will be paid by the developer according to the broker.

The project site is located on 75meters road in sector-107 at Noida. To the right side of project site is 60meters DSC road coming from Botanical Garden metro station that is 4-½ km from the site. From DND Flyover where the site is 12km, it takes nearly 25-30minutes to reach here on a private vehicle. Taj Expressway is 2kms from the site while the sector-18 metro station is 5km away from the site.

According to the manager Mr. Danish, construction work at the project site is going on very fast 24hrs a day. The builder is looking forward to deliver the project on time as per the manager.

According to the shopkeeper nearby to the project site, it’s true that construction is going on day and night.

In fact, as per the contractor Ram krishan who was present on the site at the time of visit, the shortage of labor force is creating problems for them since the available workers are already working continuously for 15-16 hrs a day to finish the project on time(exclusive image below).

At the project site, many families of the potential buyers were there to see the sample flats. Interestingly, the villagers at Barola are happy with the upcoming projects in the vicinity as the demand for consumer products like milk will grow and the villagers will directly get the profits with regards to this.

Appreciation

According to one of the brokers, before April 2012, the basic sale price was Rs.4000/sq ft and presently it is Rs.5500/ sq ft as the value of the property is appreciating.
