The Talking Brick went to the actual project site on the 13th of September to enquire and collect information about the Vatika Seven Lamps Apartments. The information collected by us is listed below:

1. The 82meter road from NH-8 that is coming into the Vatika Township is only available till ½ km due to the fact that a certain portion of it comprises of the agricultural land and homes of villagers who are unwilling to sell their piece of land. This particular land-piece is on stay as the case between farmers and developer is still in the Court according to the broker.

2.The public transportation system is very disappointing after the toll plaza from where the site is 1km away. Due to this, one just cannot rely on public transportation like bus and auto here.

3. The construction work at the site is not going on due to the ban of court on using groundwater from bore well. This is likely to delay the date of possession that is not available on the official project website. However, the project will take nearly-3years for completion as per the brokers.

4. According to the broker, every single project that is coming up here will get appreciation from nearly Rs.400/- to Rs.500/- as soon as the festival of Diwali will arrive.

To reach the sector-82 project site, an 82meter road that is 1km away from the NH-8 is easily accessible. The transportation services lacks here to a great extent and as a result one has to either come on own vehicle or by hiring a private cab/taxi or auto. This is the only way to reach here.

This project has just started but no construction work is going on at the site presently due to scarcity of the water. As per the one of the villagers, the Court has banned the use of groundwater for construction purposes from illegal bore well. As per him, it may take 5-6months before the work will resume on the construction site.

However, these high-rise apartments will have 7 towers including G+14 floors. Till now, only G+2, G+3 and G+5 floors have been built.

Appreciation

Get ready to pay the more price if you’re waiting for Diwali to arrive!

According to the broker Deepak, every single project that is coming up here will get appreciation from nearly Rs.400/- to Rs.500/- especially with the arrival of the festival of Diwali. The project was launched 2years back and the current BSP is as follows:

  • 1298sq ft – Rs.4800/sq ft (reselling price), Rs.3500/sq ft (launch price)
  • 1428sq ft- Rs.4800/sq ft (reselling price), Rs.3300/sq ft (launch price)
  • 1877sq ft- Rs.4600/sq ft (reselling price), Rs.3300/sq ft (launch price)

As per the broker, the builder has already sold the entire site and 55% of the payment has already been made.

All in all, together with EDC + IDC + PLC + Club membership + Car parking, the total sum for additional charges will be Rs.8-9lakhs.

Commercial centers are also coming up in sector-83 as well as in the 200meter belt that is moving alongside NH-8 on Dwarka Expressway that is yet to be constructed as per the broker.
