 The Talking Brick went to the actual project site on the 11th of September to enquire and collect information about the Primrose Floors. The information collected by us is listed below:

  1. The project site is located on a 24meters that just vanishes after 500meters. According to the broker, it is so because a portion of agricultural land of farmers who are not willing to sell their land that lies in between the road.
  2. The public transportation system is lacking after the toll plaza from where the site is 1km away.
  3. The construction work at the site is not going on due to the ban of court on using groundwater from bore well.
  4. The views of brokers vary to a great extent with regards to the date of possession. On the other hand, no such date is given on the official project website.

The project site is located on the 24meters wide road that disappears after the distance of 500meters. According to the broker who was present at the site, the road vanishes after that because a portion of agricultural land of farmers lies there in between. And the farmers are unwilling to sell their piece of land according to the broker.

After that the site is 1 km distance away. The walking distance from toll plaza to the project site takes about 10-15 minutes.

Holiday times for laborers since court sanctioned them leaves 

No construction work is going on at the site as per the guard. The reason for no construction work is the result of the ban of the court on using groundwater from bore well. According to the broker too, this is the only reason why construction work is not going on at the project site.

According to the broker, the Dwarka Expressway is just 1/2km from the project site. But, this Expressway is not complete yet due to the fact that it is presently under litigation due to the HUDA vs Farmers issue. As per the broker, it will take at least 10 years to complete the Dwarka Expressway till the Sector-21 metro station in Dwarka.

With no information available on the official website and the unwillingness of on-site people to give out a particular date of possession, the delivery looks less likely to happen soon. Even the views of brokers don’t match. According to broker1, it is 1year while as per the broker2; it will take 2-2.5 years for the project to complete.

As per the broker, the location of this project is very favorable. There will not be any problem that the residents may ever face here. In fact, according to the broker, all the amenities like schools, hospitals, shopping malls, markets and taxi stand will be scattered around the project site. Regarding the Vatika commercial space with all the amenities like schools, hospitals, shopping malls etc, according to the broker, the developer has left the land space to build these amenities in the near future. Their completion time as per the broker is two years.

The commercial space of Oris and DLF is coming up in the vicinity according to him. Although, the DLF commercial space is still in the process of building but the Oris tower is about to be finished.

Additionally, the 24meter road is yet to be fully constructed due to the portion of agricultural land that lies in the same piece of land as that of that road. The case is presently in the court according to the broker.
