The Talking Brick went to the actual project site on the 11th of September to enquire and collect information about the Iris Floor in Vatika India Next. The information collected by us is listed below:

  1. The project site is located on a 24meters that just disappears after the distance of 500meters. According to the broker, it is so because a portion of agricultural land of farmers who are not willing to sell their land lies in between the road. Also, the Dwarka Expressway link that is ½ km away from the site is not fully constructed due to the same reason.
  2. However, as per the broker, the location of this project is favorable in terms of the investment but the public transportation system is lacking after the toll plaza from where the site is 1km away. This is a big disappointment here.
  3. The construction work at the site is not presently going on due to the ban of court on using groundwater from bore well.
  4. The views of brokers vary to a great extent with regards to the date of possession. On the other hand, no such date is given on the official project website. All in all, the possession will only be possible after the period of 1.5years.

Connectivity

Sometimes it’s road sometimes it’s potholes, it’s Farmers vs Developers!

The project site is located on the 24meters wide road that disappears after about the distance of 500meters. According to the broker, the road vanishes after that because a portion of agricultural land of farmers lies there in between. And the farmers are unwilling to sell their land according to the broker.

On NH-8, the road that is going inside from the 2nd toll tax plaza from where the site is a kilometer away. The public transportation facility like bus is available only till toll plaza from where the site is 1 km distance away. The walking distance from Toll Plaza to the project site takes about 10-15minutes.

On-site View

No work in progress, the laborers and the developer are playing ‘hide &seek’! 

At present, no construction work is going on at the site but according to the broker who was present at the project site, the laborers are working inside the tower. In fact, there is no work currently going on at the site of any project in Vatika India Next. Only white wash walls can be seen in the Iris Floor project.

According to the broker Amit, the Dwarka Expressway is just 1/2km from the project site. But, this Expressway is not complete yet due to the fact that it is presently under litigation with regards to HUDA vs Farmers issue. In fact, as per the broker, it will take at least 10 years to complete the Dwarka Expressway till the Sector-21 metro station in Dwarka.

Appreciation

On the ladder to appreciation-it’s a realty!

As per the broker Surendra who was present on the site at the time of visit, the project was launched in the year 2010. The 1st price of 3BHK ground floor apartment was Rs.40lakhs and it has now appreciated to Rs.90lakhs as per the broker. While the price of first floor apartment is now Rs.75lakhs in comparison to Rs.35lakh 1st price as per the broker.

On the other hand, the 2BHK 2nd floor apartment was earlier available at Rs.30lakhs, which has now appreciated to Rs.65lakhs according to the broker.

However, according to the broker2, the current BSP is Rs.96lakhs in comparison to Rs.46lakhs at the time of launch.

Also according to the broker, the car parking and club membership charges will sum up to the total amount of Rs.3.50lakh and are not included in the current prices.

Expected Possession

No one knows the truth, practice patience if you want piece of mind

As per the broker1, the possession will only be possible after about 1year or 1.5years according to the broker 2.

Apartment Size

The varied size options will not disappoint the buyers!

As per the broker, the project size is 300 sq yard and the whole project will have 2BHK and 3BHK independent floors.

The point of view of the Broker

Listen carefully to the broker to get your facts right!

As per the broker, the location of this project is very favorable. There will not be any problem that the residents may ever face here. In fact, according to the broker, all the amenities like schools, hospitals, shopping malls, markets and taxi stand will be scattered around the project site.

According to him, the commercial space of Oris and DLF is coming up in the vicinity. Although, the DLF commercial space is still in the process of building but the Oris tower is about to be finished.

Regarding the Vatika commercial space with all the amenities like schools, hospitals, shopping malls etc, according to the broker, the developer has left the land space to build these amenities in the near future. Their completion time as per the broker is two years.

The 24meter road is yet to be fully built due to the portion of agricultural land that lies in the same piece of land as that of road. The case is going on in the court according to the broker. On the other hand, the Dwarka Express link that is 1/2km from the project site is also under litigation due to the same agricultural land issue as per him.
